Balancing Rural Aesthetics with Rigid Compliance
The clients sought a sprawling, multi-zoned sanctuary in Park Orchards that felt connected to nature but could withstand the unpredictable Victorian climate. The site presented significant technical hurdles, including a sloping block and strict BAL29 bushfire requirements.
Ahead Building’s Collaborative Process
During the early design stages, Ahead Building worked closely with Jake Barrow Architecture to provide value engineering and rigorous budget management.
- Material Optimisation: By substituting expensive charred cladding with James Hardie Axon cladding, we saved the project from budget blowout without compromising the architectural vision.
- Structural Innovation: We developed a bespoke "false rafter" system in the main living area. This allowed for a continuous layer of high-spec insulation without the thermal gaps found in traditional exposed rafters, significantly boosting internal comfort.
- Above-Standard Compliance: To ensure total peace of mind for the owners, Ahead Building requested six additional independent inspections with the building surveyor at their own cost.
